Q: Other than the homes proposed for the project is there any commercial or retail planned?
Answer:      Yes. As part of the development of a neo-traditional community, mainstreet businesses are proposed within mixed use buildings and live-work townhouses. In addition, components of waterfront and highway commercial space are planned to compliment the development. In total approximately 75,000 square feet of commercial space consisting of neighborhood retail and service businesses as well as waterfront dining are porposed within the project.

Q: Will the project be a financial burden to the City of Kingston and the Town of Ulster?
Answer:      No. At completion it is estimated the project will generate a net annual tax revenue in excess of $10 million a year to the City of Kingston, the Town of Ulster and the Kingston School District combined.

Q: What will the project look like?
Answer:      Hudson Landing is proposed as a Clustered Neo-traditional community. Buildings as well as site features have been designed in accordance with historical Hudson River Communities. Architecture within the development will be in keeping with the historical styles that prevail in the Hudson Valley Region.

Q: Will the project preserve the history of the site?
Answer:      Yes. As part of the project development, the promenade and other public areas of the site will lay tribute to the history of the site via historical markers at key locations throughout the project which will explain the extensive and varied industrial past of the property. In addition, certain historic structures such as the smoke stack and the mule barn attributed to the Staples Brickworks will be restored and preserved. The mule barn will be preserved as a community center and public museum and the smoke stack will be preseved for public display.

Q: Will the project overburden the existing sewer system?
Answer:      No. The existing sewage treatment plant has been evaluated by the City's consultants and has been determined to have ample capacity to accommodate the Hudson Landing community as well as targeted growth within the region.

Q: Some people are concerned the development proposals are not sensitive to the natural ecology of the site.
Answer:      The final plan for Hudson Landing has reserved approximately 250 acres of property as open space and public park land. The open space areas encompass the most sensitive environmental features as well as the entire waterfront promenade area. Development of the project has targeted the areas of the site which have been historically most compromised through previous industrial activities.

Q: Will the project overtax pre-existing City and Town recreational facilities?
Answer:      No. The project will incorporate on site recreation which will include a public waterfront promenade along the Hudson River and hiking trails. A community clubhouse for residents will provide private swimming pools, tennis courts and other passive recreation facilities.

Q: Where will the people be shopping?
Answer:      There will be a modest amount of neighborhood retail and restaurants within the project. However, the real benefit will be to local businesses and resturants servicing the Rondout, Kingston and the Town of Ulster. The total annual buying power is estimated at $114 million.

Q: Is there any consideration for entry level housing?
Answer:      Yes. The project as proposed provides 10% of the units to comply with the HUD guidelines for affordable housing.

Q: How many homes are planned?
Answer:      The existing zoning of the site permits over 3,000 homes on the property. The current proposal for Hudson Landing consists of 1,750 homes. In addition, clustering development on the site will leave over 250 acres as open space.

Q: What types of homes will be built?
Answer:      The project will incorporate various types of housing, such as: single family, townhouses, condominiums and apartments. A diverse housing mix will accomodate the needs of a broad spectrum of people with differing housing needs and varied income levels.

Q: How long will it take to complete the project?
Answer:      It is anticipated the entire project will span a duration of approximately 12 to 15 years, depending on market demand.

Q: Will there be other public open spaces besides the promenade?
Answer:      Yes. The proposal includes over 200 acres of upland open space, portions of which include areas for walking, hiking, snow shoeing, nature watching, etc.

Q: Will there be public access to the Hudson River?
Answer:      Yes. There will be a public waterfront promenade, parks, canoe and kayak launch areas, and waterfront restaurants.

Q: How will the traffic be accomodated?
Answer:      The initial and primary entrance will be directly from Route 32, so as not to greatly impact local roads and neighborhoods.

Q: How will the construction of this project benefit the local economy?
Answer:      During construction the developer relies heavily on local trades and suppliers, through out the duration of the project.

Q: Will City and Town residents have to pay for improvements for the project?
Answer:      No. All site related improvements will be paid by the developer at no cost to the City of Kingston and the Town of Ulster.
